A property manager is responsible for the day to day operations of a property (resident communications, maintenance and repair), financial management (rent collection and profit disbursements, bookkeeping, end of year tax filing) and compliance management with municipal and state governments.
Atlas Lane's Property Management services provide those standard operating services along side a dedicated Asset Manager to help its clients see, plan, and execute on a larger rental property strategy - from rent increases, to continual improvements, to liability shields and tax shelters.
How much does property management cost?
Our DC property management services cost between 8% and 10%, and only charged when the unit is occupied. Atlas Lane provides discounted services for large apartment building or portfolio owners. Additional fees include: new tenant placement fees and existing lease renewal fees.
Atlas Lane does not, and never will, markup maintenance and repair costs.

When will rent be deposited into my account?
As a local Property Management Company, Atlas Lane collects rent on the 1st of every month.
Once Atlas Lane collects rent from your residents, we'll disburse those funds via ACH to an account of your choice between the 6th and the 10th of every month.
Will I be able to use my own contractors to work on my home?
Absolutely - So long as they're licensed (where required), bonded, and insured.
Assuming your contractors meet those criteria, we'd be happy to get connected to them, onboard them into our management platform, and ensure our maintenance team knows to contact them for all applicable work orders.
Do you handle maintenance issues which happen late at night?
Yes! Our maintenance team works with residents on issues whenever they occur 24/7/365.
Do you handle all outstanding bills related to my rental property?
As part of our Property Management services, your Property Asset Manager will pay all outstanding bills using rental proceeds collected every month without you having to lift a finger. Every expense will be made visible in your monthly owner statement, delivered via email and accessible 24/7 on our online portal.
